Marinapark Resort and Community Plan

(formerly called Regent Newport Beach Resort)

The City of Newport Beach has certified an Environmental Impact Report associated with an application submitted by Sutherland-Talla LLC for a General Plan Amendment and Planned Community Development Plan for a proposed 110 room resort hotel. What is the project?

Marinapark LLC (formerly Sutherland Talla Hospitality) proposes to develop a 110-room resort hotel at the site of the Marinapark Mobile Home Park and Las Arenas Park. The project involves the displacement of the mobile home park and the reconfiguration of the Las Arenas Park. The Balboa Community Center and Girl Scout House, tot lot, 4 tennis courts and public parking lot will be replaced with a 6,200 square foot community center/Girl Scout House, a tot lot, a larger shared parking lot and 4 repositioned tennis courts. What type of application is it?

The applications currently under review are a General Plan Amendment to allow a 110-room hotel at the site and a Planned Community Development Plan to establish use regulations and development standards for the project.

Is the project subject to a "Greenlight" vote?

The City has determined that the project probably would not require a vote by the citizens should the General Plan Amendment be approved. However, the City Council has decided to have the project voted upon by the citizens of Newport Beach due to the importance of the project. Therefore, the project will appear on the ballot for the November 2004 General Municipal Election. The Final Environmental Impact Report is available for public review in advance of the election so the public has the opportunity to be more informed about the potential environmental impacts of the proposed development.

What is the current status of the project?

The Environmental Impact Report has been certified by the City Council. Additionally, the City Council has taken the necessary steps to place the proposed General Plan Amendments on the ballot for the November 2004 General Election.
