For residential/commercial additions and new construction: a minimum of 2 sets of plans, minimum size of 18x24 inches, a plot plan with dimensions and all other structures on the property shown, one set of the Title 24 energy calculations, one set of structural calculations, and two copies of the soils report and grading plan where required. The plan check process may take four weeks or less for the first submittal to be returned to the customer on a residential plan check. Actual time will vary with the workload at the time the plan is submitted. You may check the status of your plan via our web site: http://www.city.newport-beach.ca.us/building. Please verify required plan check turn-around time for other applicable departments as well. You may request an expedited plan review for small projects such as additions and alterations. To do so, fill out a request form and submit it at the Building Department Permit Counter. An additional fee will be required for this service.

 If you need an appointment with a plan check engineer to discuss problems or plan review, you may schedule an appointment to meet with the engineer by calling their direct line, or if you do not know the engineers direct phone number, you may obtain it by calling 644-3275. When an engineer is out of the office for more than three days, projects are reassigned to other staff engineers. Minor delays due to increased workload should be expected. If your plan was checked by an outside consultant, you may discuss your plan directly with the outside consultant that checked it by calling the consultant directly at the phone number listed on your correction list.

After notification that the plans are approved, you may contact the Building Department Permit Counter at 644-3288 to verify that your project is ready for a permit. In lieu of calling the permit counter, you may verify the project status on the internet by visiting the Building Department web site at: http://www.city.newport-beach.ca.us/building.
